Investing in our Bridging Fund
Bridge the Gap Finance offers investors a better fixed return for their excess funds than any traditional bank at rates which will always exceed the current Bank of England base rate. We will accept as little as £5000 investment with a minimum 6% annual rate of interest.
Our Commitment to Investors
All investors funds are secured against first legal charge held by the fund on properties put up as collateral by the client taking the loan. The risk is mitigated further by making sure that the loan to value element is firmly in the favour of the bridging fund, so in the rare occasion of property repossession we can sell at a significant discount to release all funds and penalties owed. All interest payable is retained and secured from day one on the drawdown of the loan. The fund managers are some of the biggest investors in the fund, so they will never take an unnecessary risk in providing funding, utilising their 30 years experience in property, they can identify a poor investment strategy and will never provide finance in that case. Further personal guarantees are taken from any party connected to the entity taking the loan, this will iron clad the protection of the investors money.
